Saving on renovation is possible — but only in the right places. The wrong waterproofing in the bathroom means another renovation in 3 years. Cheaper panels in the living room — no problem.
Problem
The temptation to save is understandable — renovations cost more than planned. The problem arises when cuts affect elements whose replacement in a few years will cost more than the original saving.
The most costly savings mistakes: — Cheaper waterproofing in the bathroom (4–8 PLN/m² instead of 18–28 PLN/m²): leak after 2–4 years = renovation from scratch — No self-levelling screed under tiles: crumbling grout and cracking after a year — Cheap tile adhesives in wet areas: tiles lifting, mould underneath — Electrics without a design: missing circuits = blown fuses and redesign — One coat of paint instead of two: uneven coverage, bleeding patches after a month
Solution
Where you absolutely should NOT save:
Waterproofing — this is 0.5–1.5% of the budget that protects 100% of the renovation. The difference between cheaper and better sealant is 200–400 PLN in a 6 m² bathroom. Cost of a leak: 8,000–25,000 PLN.
Primers and underlays — priming walls before plaster and painting costs 3–8 PLN/m². Without primer, paint or plaster will fall off within a year.
Electrics and plumbing — cheap materials here = risk to life or flooding neighbours. Use only certified products, hire licensed crews.
Tile adhesives in bathroom and kitchen — C2TE or C2TES instead of C1. Difference: 8–15 PLN per bag.
Where you can safely cut costs:
Laminate flooring instead of solid wood — in the bedroom and living room the difference in use is minimal. Saving: 40–120 PLN/m².
Paint — in less exposed rooms, cheaper paint in two coats gives the same result.
Electrical accessories — sockets and switches from the mid-range (Ospel, Simon) are just as durable as premium. Saving: 15–40 PLN per point.
Checklist
- Never skimp on waterproofing in the bathroom, kitchen and laundry
- Always prime walls and floors before applying plaster, adhesive or paint
- Tile adhesives: minimum C2TE class in wet areas
- Paint: in living room and bedroom 2 coats of good paint > 3 coats of cheap
- Entrust electrics and plumbing to licensed crews with certificates
- Flooring, wallpaper and electrical accessories — here you can look for cheaper options
- Compare material prices at Castorama, Leroy Merlin and builders' merchants
- Calculate the estimate with a materials/labour split — easier to find savings
